Please do not leave any questions blank. If a question does not apply to you, write "N/A" for "Not Applicable" in the space.

Only complete applications are placed in line for consideration. Individuals 18 years or older should complete an application.

We review complete rental applications in the order in which they are received.

Each applicant must provide a copy of a valid government issued ID and most recent paystub.

False information given on an application, will be grounds for denial.

Total gross income should be 2 1/2 times the rent of the unit applying for.

Self employed applicants will be required to show proof of income through current bank statements and last year's tax return.

Observed inappropriate behavior of any kind may be cause for denial.

If we are unable to verify information on an application, the application may be denied.

Upon approval, applicants have 48 hours to respond and secure the offer of tenancy.

Tenants are required to obtain and maintain renter's insurance with an amount of liability coverage to be $100,000 per occurrence. Shotola Properties shall be named as an interested party on the liability insurance policy to be notified of any changes or cancellations (some exceptions apply).

Applications are accepted when a property is listed. Application acceptance will continue until the property is no longer available for rent. The advertisement will be removed promptly once unavailable.

Individuals may request a 24-hour extension to hold a place in line for meaningful access to the rental application. Meaningful access is the ability of a person with limited English language proficiency to use or obtain language assistance or resources to communicate effectively. Email a request with complete identifying information to joannshotola@gmail.com.
